Qinqjian Realty Makes S$301.2 Million Bid Tender on Le Quest Residences
In 2016, the land where the Le Quest mixed development would one day stand opened tender. By the end, eleven different developers had placed bids on the property site. In the end, it was Qingjian Realty who came out on top with their bid of S$301.2 million.

An older town, Bukit Batok appeared to have matured to the point of its property market becoming stagnant, so this was an unexpected tender. While this may have had something to do with Le Quest being the only mixed development site available in the first half of 2016, the property’s location is also likely to have played a role.

Close to public transportation like the Pan-Island Expressway and the Bukit Batok MRT Station, it will be an incredibly convenient residence for commuters. And while the town may be old, it’s certainly not lackluster – dotted with beautiful parks and facilities, and with new developments coming by way of the regional government masterplan, Le Quest @ Bukit Batok residents will be anything but bored.

Chinese developer Qinqjian Realty is famous for their magnificent work in over 30 countries throughout Asia and the South Pacific. Despite being in the construction business since 1952, Le Quest Qinqjian will be their first mixed development project in Singapore, so we can’t know exactly what to expect, but we do know that this developer has proved its talent for quality construction.

Qinqjian Realty has gained a positive reputation for both their domestic and international endeavors. They’ve been honored with dozens of various awards, including 19 Luban awards, a prestigious mark of top quality construction in China, and 11 National Quality Awards. Some of the developer’s best known works include the 29th Olympic Sailing Center in Qingdao, Liuting International Airport, and the Qingdao Grand Theatre. With such a diverse portfolio of incredible work, the Le Quest Qinqjian is sure to be nothing less than impressive.

While Le Quest might be the developer’s first mixed development in Singapore, it won’t be their first venture in the region. The Jade, a small 280 unit condo nearby, currently lists at S$3,000 to S$4,000 per month. An executive condominium in the area, The Dew, runs a bit cheaper with current listings from S$2,500 to S$3,000 per month. A highly rated nearby condo, Guilin View, sees similar rental listings in the two and three thousand range, and buying prices around S$1 million, with The Madeira condo following suit.

Because the Le Quest condo will feature a retail space packed with amenities and be the first new condo that the area has seen in a while, take these nearby prices with a grain of salt and expect the actual Le Quest price to be higher.
